About the Apartment
Our Casa Alba flat is located in the quaint mountain village of Livo above Gravedona ed Uniti, on the north-western shore of Lake Como. The village, which is popular with nature lovers, those seeking peace and quiet and hiking enthusiasts alike, lies at an altitude of approx. 650 metres and is approx. 15 minutes’ drive from the lake shore.
The more than 300-year-old stone house in which the flat is located was once called Ca’Maddalenü and today consists of two residential units. Our Casa Alba flat is on the second floor. The flat on the first floor belongs to an elderly, extremely friendly couple who are only here occasionally to enjoy short holidays.
The rustico is located right on the edge of a chestnut grove at the upper end of the village. Like most of the buildings in Livo, the natural stone house has the characteristics of rural Comascan architecture.
The accommodation is ideal for 2-3 people and consists of: a small double bedroom with a sleeping alcove (160 x 190) and a small bedroom with a single bed (90 x 200), a bathroom (shower & WC), an open-plan living area with kitchen and a balcony with fantastic views.
Kitchen and Living-room
The kitchen is fully equipped. There is a filter coffee machine, a tab coffee machine, a moka, a kettle & a toaster. In the accommodation there are two televisions, iron & ironing board, first aid kit, a fire extinguisher and fire alarms.
View & Surroundings
The balcony offers a spectacular view of the entire village, the 17th century parish church of San Giacomo, Lake Como and the village of Colico on the opposite shore, as well as the surrounding mountains, such as the Sasso Pelo on the right or the majestic Monte Legnone (2609 m) on the other side of the lake.

Please note that additional heating costs may apply during the cold season or if required individually. The apartment is heated by a powerful pellet stove and we will provide you with sufficient pellets. At the end of your stay, you only pay for the actual consumption. A 15 kg bag of pellets costs 6.00 euros (as of November 2024). Billing takes place in cash on the day of departure or via Airbnb. If you wish, you can also buy pellets yourself in the specialist stores in Gravedona and Dongo.
Payment
The deposit of 30% is due within 5 days of signing the contract.
The balance (70%) must be paid no later than 30 days before arrival.
Payment methods: Bank transfer, credit card payment or PayPal.
Deposit: 100,00 €
Cancellation conditions
– Up to 7 days before arrival: 100% refund of the deposit
– Up to 1 day before arrival: 50% refund of the deposit
– Thereafter: no refund
Cancellations must be made in writing; the time of receipt is decisive.
In the event of premature termination, the full rental price must be paid.
In case of violation of the house rules, the stay can be terminated by the landlord.
